
Current Design/Build Projects – April 30, 2025
This week has been a whirlwind of new potential projects—Joshua, Terrel, Steve, Mike, and Robert. All but one of these clients are looking to build new structures here in the Phoenix metro area, with one planning a build near Show Low, AZ. Joshua and Mike came in through Angi’s List, while Terrel, Steve, and Robert found me through my website. Interestingly, all three of those are interested in large-scale builds.
I almost forgot—Jeff Gramlich also confirmed today that he’ll be signing my contract! While this year started off a bit slow, the momentum is definitely building. I feel good about where things are headed. Having this time to hone my craft has been worth it, and I don’t see this venture going sideways.
Looking back to 2020, I worked with a couple in Gilbert—the Stradlers—who hired Third Dimension Design to draw plans for a two-story home, with one of those stories being a basement. The design process went smoothly, but construction took its time. According to my old mileage records, I visited the site on February 16, 2022. At that point, Richard was still digging out the basement with his backhoe. Fast-forward to now, and their once-empty lot has transformed into a fully operational Airbnb that’s generating income for their family.
Now, Jeff Gramlich in Gilbert is pursuing a similar concept. He wants to turn his new structure into a short-term rental as well, but with a twist—he’s envisioning a rooftop deck complete with a private hot tub, offering views of a nearby, beautifully lit water tower. He mentioned that a popular nightlife spot is just a short walk across the railroad tracks, which means it’s perfect for couples, solo travelers, and groups alike.
Jeff even suggested I check out the downtown Gilbert area myself to get a feel for the scene around his future ADU. My wife and I took his advice and headed out last night. The tall water tower was glowing with vibrant colors, and right below it is a splash pad where kids can play—creating a welcoming, family-friendly vibe. We ate at Portillo’s, which was absolutely packed inside and out with people of all ages. The whole area felt safe, lively, and inviting.
I think this is going to be a great spot for a short-term rental. And with that rooftop hot tub? It’s going to be the perfect way to end the night.
